🏡 HUERTA COCOTERA · HOUSE RULES

PLEASE READ BEFORE BOOKING

Huerta is our most intimate property — max 12 people in a natural setting surrounded by palm trees, with our own farm animals on site. Simply put: treat our home as your own. Respect for the caretaker, neighbors and other guests. These rules are short and we enforce them. Accepting them is part of your booking — Airbnb's policies are clear and I use them, even when uncomfortable.

📋 CAPACITY AND GUESTS
Airbnb allows 12 guests (absolute maximum). We charge $300 MXN/night per additional person within the allowed cap — ask for a quote before booking. Unannounced guests or pets are at host discretion only: charge + possible cancellation. Non-overnight visitors: max 3/day with prior notice, no access to bedrooms or services.

👥 STAFF · ZERO TOLERANCE
Huerta has a caretaker who lives in a separate room on-site and a laundry attendant — there is always staff on the property. Operating hours 8 AM–6 PM. To extend, arrange directly with them. Respect for the team is non-negotiable: shouting, harassment, disrespect or filming without consent = immediate eviction without refund + report to Airbnb under Ground Rules. Conflicts: escalate to the host in writing — do not confront staff.

🌊 OPEN SEA · SERIOUS WARNING
Open Pacific, outside the bay. December–March: sea generally calm. April–November: unpredictable swell, ground swells with waves up to 5 meters — real risk. We have lost two guests in past years. We don't want a third. ALWAYS follow staff recommendations — if they say "don't go in," don't go in.

🌀 WEATHER EVENTS AND CANCELLATION
Hurricane season: June–November (peak risk August–October). Rainy season: mid-May–September. Ground swell: any month. Free cancellation only if authorities issue mandatory evacuation. Storms, swell, power outages or heavy rain are NOT grounds for refund. US Travel Advisory for Guerrero: by booking you declare you know and accept the advisory. Cancellation for "extenuating circumstance" related to the advisory does NOT apply.

🐾 PETS AND HOUSE ANIMALS · STRICT LIMITS
Max 2 pets per booking, $300 MXN per pet per stay. We have had three biting incidents and once guests arrived with 5 unannounced puppies (8 dogs total) — not happening again.

Important: Huerta has house animals — 3 sheep, 3 goats, and our dog La Prieta. They are harmless and curious but require respect:
— Introduce your pet to the caretaker before letting it loose.
— DO NOT give human food to the house animals — it makes them sick.
— Mistreating animals = crime in Mexico + immediate cancellation + report to authorities.

Firm rules for your pet:
— Notify at booking. Unannounced pets: cancellation or extra charge at discretion.
— NOT on sofas, NOT on beds, NOT on towels/sheets. Violation = $500 MXN sanitation fee.
— Pets are NOT left alone inside bedrooms.
— Clean up after them.
— If they show aggression toward people, house animals or children: leashed or confined in a covered space for the ENTIRE stay. No exceptions.
— Owner is 100% liable for bites, attacks or damage to people or house animals. No debate.

💰 DAMAGE AND AIRCOVER
Damage is documented with timestamped photos by Alex, Karina or staff when detected. Any damage or missing items — glassware, fixtures, infrastructure, equipment or furniture — is billed at host discretion via AirCover (Resolution Center, 14 days post-checkout). Sheets or towels with vomit, urine, feces, permanent stains, pet hair or dyes: you pay replacement cost and take the soiled items with you. Violating these rules may void your AirCover coverage and result in a direct charge.

🪑 FURNITURE AND SPEAKERS
Do not move mattresses, sofas, chairs, loungers or tables out of their assigned spots — especially to the beach. We have plastic chairs you're welcome to take to the beach. House speakers stay in the house — not on the beach or the street. Hammocks and palapas: return them where you found them.

🎵 MUSIC AND NOISE
Moderate volume always, out of respect for neighbors and the animals. After 10 PM: no amplified music, no DJ, no outdoor speakers. Exception: formal events with prior WRITTEN host agreement.

❄️ AIR CONDITIONING
Your AC works like a refrigerator: a fixed-speed compressor. Dropping it to 16°C does NOT cool faster — it just doubles your power use and can make you sick. The range is limited to 23–27°C; set cooling and fan to auto. Turn it off when you leave the room — staff will turn it off if you forget.

🚭 PROHIBITED
Smoking inside bedrooms and enclosed areas (terraces OK). Smoke odor is documentable damage under AirCover 2026 policy: professional cleaning charge + Airbnb report. Bonfires or burning outside designated areas — we have palm trees and dry zones, real fire risk. Illegal drugs: immediate eviction without refund + report to authorities. Commercial shoots (fashion, music video, film, ads) or drone filming without authorization: cancellation + charge.

🎉 EVENTS AND PARTIES
Birthdays, bachelor/ette parties, small events: REQUIRE prior WRITTEN agreement + separate quote. Huerta is intimate — large events are not appropriate for this property. External catering, professional DJ, decor or outside staff: only with prior authorization. Unauthorized parties or events without written agreement: immediate cancellation + damage charge + Airbnb report.

🍽️ KITCHEN AND SERVICES
Huerta does NOT include kitchen service or daily room cleaning. The kitchen is fully equipped — you cook and keep it clean. If you want kitchen service or cleaning, it is optional: $500 MXN/day, with 2 weeks prior notice. You are responsible for leaving the kitchen, ovens, refrigerator, pots, plates, glasses, silverware and utensils clean and undamaged. Paid optional services:
— Daily kitchen or cleaning service: $500 MXN/day (2 weeks notice).
— Grocery shopping: 5% over cost + $450 MXN minimum.
— Recommended transport providers: pay them directly. We are not a travel agency.

🧹 CLEANING
Common areas: daily cleaning. Bedroom trash: daily. Beds: made at check-in, not daily. Towels: changed every 3 days. Sheets: changed every 4 days. Stays of 7+ nights: weekly sheet change.

🔌 POWER AND UTILITIES
We're in a rural coastal area. CFE supplies electricity with frequent outages — beyond our control. Average: 1–3 outages/week in high season, typically 15 min–2 hours. We have emergency lighting in common areas; closed refrigerators keep food safe up to 12 hours. Power outages are NOT grounds for refund or AirCover claim. Booking Huerta means accepting local utility reality.

📶 INTERNET
Residential Telmex — may be intermittent and moderate speed (rural area). During CFE outages internet drops too. If your work requires guaranteed 24/7 professional connection, Huerta is NOT the right property — consider RdM, Morenas or Combinada.

🏖️ BEACH AND PALAPA
Private palapa on the beach — no need to bring extra umbrellas for our spot. If you visit other beaches, bring your own. Palapa hammocks: can be moved but at the end of the day they return to the palapa or the house. Public beach, respect other swimmers. Umbrellas for sale: $500 MXN (fragile in wind, no guarantee).

🌴 PALMS AND COCONUTS · EXPANDED WARNING
Huerta Cocotera takes its name from its coconut palms — we have approximately 90 palm trees on the property, which is part of the charm but also a real risk. Coconuts fall without warning — day, night, with or without wind. The density of palms means practically the entire property has coconut-fall zones. For your safety:
— DO NOT sit, sleep or leave valuables under palm trees.
— DO NOT park vehicles in zones with palm trees directly overhead.
— DO NOT climb, shake, hit or try to bring coconuts down.
— DO NOT let children play under or near palm trees.
— Loungers, hammocks and outdoor furniture are placed in relatively safer zones — do not move them under palm trees.
As owners we maintain the palms within reasonable practices, but falling coconuts are an unpredictable natural event. We are NOT liable for damage, injury or loss caused by coconuts or objects falling from palm trees. By booking Huerta you accept this warning and assume the risk.

👶 CHILDREN
Property suitable for children with active supervision. Pool without fencing, beach with variable surf, house animals, palm trees with coconuts: adults are 100% responsible. We do NOT have a high chair or crib at Huerta — if you need them, bring your own or consider another property. Babysitter: separate quote. Children over 2 count toward total capacity and pay full rate.

🚙 PARKING
Gated parking for 5 vehicles. Safe area and wide streets — additional vehicles can park outside without issue. We accept passenger vans with prior notice. We are not liable for vehicle damage from wind, branches or third parties.

🔒 SECURITY
Safe available for valuables — use it. Alarm system and CCTV cameras at entrances (locations shown by the caretaker, not in private areas or bedrooms). We are not liable for lost objects.

🏥 HEALTH AND EMERGENCIES
Medical clinic, lab and pharmacy 15 minutes away. Private hospital in Acapulco center: 30–45 minutes. Staff are not medically trained — in emergency we call 911. Basic first-aid kit available. Specific medication: bring your own. Food allergies: if you hire kitchen service, notify AT BOOKING.

🕐 CHECK-IN AND CHECKOUT
Check-in 3 PM. Checkout 11 AM SHARP. New guests almost always arrive the same day — cleaning time is critical. There is NO "late checkout without prior agreement": if you don't vacate on time without prior arrangement, we report to Airbnb to have you leave immediately + $2,000 MXN/hour charge. Late checkout arranged in advance: free if real availability exists, $300 MXN/hour if cleaning was already scheduled. Early check-in: subject to availability + charge per case.

💬 COMMUNICATION DURING YOUR STAY
Any issue: notify us IN WRITING via Airbnb message DURING your stay, not after. Most issues resolve quickly when communicated in time. Post-checkout complaints without prior notice during the stay: hard to resolve via Airbnb. Response time: 4 hours during operating hours (8 AM–8 PM); emergencies 24/7.

✍️ ACCEPTANCE
By confirming your booking on Airbnb you accept these House Rules, the cancellation policy visible on your reservation, the weather and Travel Advisory disclaimer, the AirCover damage policy, and the published costs of optional services. Airbnb support is available 24/7 for mediation.

Enjoy this magical place. It's small, but authentic.
